The Lake Forest Park housing market continues to shift in favor of buyers as summer draws to a close. With more homes available, longer selling times, and prices trending downward, sellers are facing increased competition while buyers are enjoying more choices and negotiating opportunities.

Housing Inventory Reaches Its Highest Level in Years
One of the most significant developments in the Lake Forest Park real estate market is the increase in available homes.
Active listings in August were 31% higher than a year earlier, reaching their highest level since 2014.
Months of inventory, which measures how long it would take to sell the current supply of homes at the prevailing sales pace, climbed to 3.6 months. That’s nearly 50% higher than August 2025 and the highest level since 2012.
I generally consider a market with more than four months of inventory to be a buyer’s market. At 3.6 months, Lake Forest Park is approaching that threshold.
The result is a market that remains technically neutral by my definition but is clearly leaning toward buyers.
Lake Forest Park Home Prices Are Feeling the Pressure
Increasing inventory is also affecting home prices.
The average sale price in Lake Forest Park declined 4.4% from May to August, reaching $1,117,000. The average price per square foot fell approximately 5% over the same period to $489.
Homes are also taking longer to sell, averaging 39 days on the market.
These changes suggest that buyers are becoming more selective and that sellers can no longer assume their homes will attract the same level of competition seen during stronger seller’s markets.
What Does This Mean for Lake Forest Park Home Sellers?
For homeowners considering selling, the changing market doesn’t mean a successful sale is out of reach. It does mean that preparation and pricing are more important than ever.
With buyers having more homes to choose from, sellers need to pay close attention to competing listings, property condition, and current market values.
A thoughtful pricing strategy and strong presentation can help a home stand out, even when market conditions are less favorable to sellers.
As a Lake Forest Park resident and real estate broker since 2002, I’ve worked through many different market conditions. Experience and an understanding of local buyer expectations are especially valuable when the market begins to shift.
Opportunities for Lake Forest Park Home Buyers
For buyers, the increased supply of homes presents opportunities that have been harder to find in recent years.
More inventory means greater selection, more time to evaluate properties, and potentially more negotiating flexibility.
Whether you’re searching in Lake Forest Park, Shoreline, Kenmore, or surrounding communities, understanding current market conditions can help you identify opportunities and make informed purchasing decisions.
