By Ryan Francescutti, REALTOR® | Windermere Northlake
June 2026 Market Report | Lake Forest Park, Washington
The Lake Forest Park housing market is entering summer with more homes available for buyers, relatively stable prices, and a noticeable shift in market dynamics. While inventory continues to increase, sales activity remains steady, suggesting a market that is gradually becoming more balanced.
For sellers, accurate pricing and thoughtful preparation are becoming increasingly important. Buyers have more choices than in recent years, but well-presented homes priced appropriately are still attracting interest.

Lake Forest Park Housing Inventory Continues to Rise
One of the most significant trends in the Lake Forest Park real estate market is the growing number of homes available for sale.
Active listings increased 9% from May and 19% compared with June 2025. Although the number of new listings is beginning to slow following the typical spring surge, overall inventory remains elevated.
Pending sales increased 3.8% compared with the same period last year, while closed sales were essentially flat.
This suggests that buyer demand remains relatively steady but isn’t keeping pace with the additional homes coming onto the market.
For buyers, this means more choices and potentially greater negotiating flexibility. For sellers, it means paying closer attention to competing listings and the expectations of today’s buyers.
Lake Forest Park Home Prices Hold Relatively Steady
Despite increasing inventory, home prices have shown some resilience.
The average sale price in June was $1,167,000, or approximately $517 per square foot.
Prices have edged higher since January but remained relatively stable during May and June. Compared with June 2025, the average sale price is approximately 3% lower.
The chart accompanying my original market report also illustrates how asking prices and sold prices have changed over the past year.
While prices haven’t experienced a dramatic decline, the growing supply of homes suggests sellers should remain realistic about pricing, particularly as we move further into summer.
Homes Are Taking About Four Weeks to Sell
Homes in Lake Forest Park averaged 27 days on the market in June.
That’s still a reasonable selling timeframe, but the increase in available homes could cause marketing times to lengthen as the year progresses.
With buyer urgency remaining relatively subdued, sellers shouldn’t assume their homes will sell immediately or attract multiple offers simply because inventory has historically been limited.
Buyers are taking more time to compare properties, evaluate condition, and consider value.
What Does This Mean for Lake Forest Park Home Sellers?
The changing market doesn’t mean sellers can’t achieve successful results. It does mean that strategy matters.
Well-priced, move-in-ready homes continue to attract offers within a reasonable timeframe. However, sellers should be prepared for the possibility that their initial asking price may need adjustment if buyer interest is weaker than anticipated.
Three factors are particularly important:
- Accurate pricing: Position your home competitively based on current comparable sales and active listings.
- Thoughtful preparation: Address maintenance concerns and present your home in its best possible condition.
- Flexibility: Pay attention to market feedback and be prepared to adjust your strategy if necessary.
As a Lake Forest Park resident and real estate broker since 2002, I’ve helped homeowners navigate changing market conditions for more than two decades. Understanding how buyers respond to pricing, presentation, and competition is especially valuable when the market begins to shift.
What Does This Mean for Lake Forest Park Home Buyers?
For buyers, increasing inventory is a welcome development.
More homes on the market can provide additional opportunities to compare properties and make decisions without the same urgency that characterized stronger seller’s markets.
However, desirable homes that are well-maintained and priced appropriately can still attract serious competition.
Whether you’re searching in Lake Forest Park, Shoreline, Kenmore, or nearby communities, understanding local market trends can help you recognize value and negotiate confidently.
