April 2026 Market Report | Lake Forest Park, Washington
The spring real estate market is underway, but the Lake Forest Park housing market is looking considerably different from recent years. Inventory is climbing rapidly, buyer demand remains relatively steady, and home prices are facing renewed pressure.
For homeowners considering selling, this shift means that preparation, accurate pricing, and a well-executed marketing strategy are becoming increasingly important.

Housing Inventory Reaches Its Highest Level Since 2019
One of the most significant developments in the spring 2026 housing market is the sharp increase in homes available for sale.
Active listings have risen 40% compared with a year earlier, reaching their highest level since 2019.
Meanwhile, pending and closed sales have remained relatively consistent with the pace of recent years rather than increasing alongside the additional inventory.
This imbalance between supply and demand is gradually shifting negotiating leverage toward buyers.
The accompanying chart of active listings across King and Snohomish Counties illustrates how dramatically inventory has increased compared with previous years.
For buyers, the additional selection creates opportunities to compare properties more carefully. For sellers, it means facing more competition from other available homes.
Lake Forest Park Home Prices Remain Below Last Year’s Levels
Despite the increase in available homes, prices showed some month-over-month improvement in April.
The average sale price rose to $1,146,000, while the average price per square foot increased to $509.
However, average home prices remain approximately 4% below their level a year earlier.
This distinction is important. While prices can rise from one month to the next, the broader trend suggests that the market is no longer experiencing the same upward momentum seen during periods of limited inventory.
For sellers, relying on outdated comparable sales or assuming that last year’s pricing conditions still apply can lead to unrealistic expectations.
A competitive listing price should reflect current buyer demand, recent closed sales, and the other homes buyers can choose from today.
Mortgage Rates Continue to Influence Buyer Demand
Mortgage interest rates are another important factor affecting the housing market.
After briefly dipping below 6% in February, rates climbed back into the 6.3%–6.6% range amid continued economic uncertainty.
Higher borrowing costs affect purchasing power and can make buyers more cautious about both price and monthly payment.
Combined with increasing inventory, elevated mortgage rates are likely to keep pressure on home prices in the near term.
For homeowners considering selling, understanding these conditions is an important part of developing a realistic pricing and marketing strategy.
Homes Are Averaging 28 Days on the Market
In April, homes averaged 28 days on the market.
Although this is still a reasonable selling timeframe, the growing number of competing listings means sellers should pay careful attention to how their properties are positioned.
Buyers have more choices, and homes that are overpriced or need significant work may face additional challenges attracting offers.
What Does This Mean for Lake Forest Park Home Sellers?
The market is becoming more challenging for sellers, but a successful sale is still very achievable with the right strategy.
Three considerations are particularly important:
- Preparation: Present your home in its best possible condition and address issues that could discourage potential buyers.
- Pricing: Establish a competitive asking price based on current market conditions rather than relying exclusively on past sales.
- Positioning: Highlight the features and benefits that distinguish your property from competing listings.
As a Lake Forest Park resident and real estate broker since 2002, I’ve experienced many different housing market conditions. When inventory rises and buyers gain leverage, thoughtful preparation and an informed strategy can make a meaningful difference.
What Does This Mean for Lake Forest Park Home Buyers?
For buyers, increasing inventory is creating a more favorable environment.
With more homes available and less pressure from competing buyers, purchasers may have additional opportunities to evaluate properties, negotiate terms, and make informed decisions.
However, market conditions can vary considerably depending on a home’s location, condition, price range, and unique characteristics.
Understanding those differences is important when evaluating opportunities in Lake Forest Park and surrounding communities.
